Repair Or Replace

Patch it, or replace it?

On a low-slope roof the honest answer depends on how much of the system is still working. We scope both and tell you which one your building needs.

Repair is usually right

Leaks trace to one curb or scupperSeams and field membrane still soundInsulation is dry outside the failureFalls and drains are workingThe system has service life left

Replacement is the cheaper call

Leaks in several unrelated placesSeams failing across the roofWet insulation under the membraneWater ponding after every stormPatching more than once a year
Why It Cannot Wait

On a flat roof, small problems spread fast

Nothing on a low-slope roof is visible from the parking lot. These are what we get called out for most in Alamance County, North Carolina.

Leaks and interior stainsA stain in a suite or sanctuary is weeks behind the leak that made it. The insulation is already wet.Ponding waterStanding water after a Piedmont downpour means the falls or the drains have stopped doing their job.Seam and flashing failureMembranes rarely fail in the field. They fail at seams, curbs, terminations and penetrations. An aging systemBlisters, crazing and shrinkage at the edges. Past a point, patching costs more than replacing.

What We Do

Commercial roofing, start to finish

From a single leak to a full tear-off, on buildings across North Carolina and Southern Virginia.

All services

Flat roof replacement

Full tear-off to the deck, wet insulation removed, and a new system detailed at every edge.

EPDM, TPO & PVC membranes

Hot-air welded or fully adhered, seams probe-tested, and specified for what actually sits on your roof.

Commercial roof repair

A targeted repair when the system has life left — and a straight answer when it does not.

Leak detection & flashing

Most calls end at a curb, a scupper or a pipe penetration rather than the field of the roof.

Preventative maintenance

Two visits a year, drains cleared and details checked. The cheapest roofing money you will spend.

Storm & hail damage

Documented for the carrier, with the adjuster met on the roof. See storm & hail damage.

Systems We Work On

Low-slope systems we install and maintain

Which system suits your building depends on the existing roof, the falls, and what is mounted up there. We specify after we have been on it.

TPO membraneReflective, heat-welded, and the most-specified single-ply on Triad commercial roofs.EPDM rubberSingle-ply rubber membrane, fully adhered or ballasted, and the system that has outlasted most of its competition.PVC membraneWelded like TPO but chemically tougher, so it suits kitchen extracts, grease and plant rooms.Torch down and modified bitumenTorch-applied multi-ply systems for roofs with heavy foot traffic or a long service history.Granulated roll roofingRolled out and sealed on porches, additions, outbuildings and small low-slope sections where a membrane would be overkill.Standing seam and metalFor steep commercial slopes, church roofs and canopies. See metal roofing.Drainage, drains and scuppersFalls corrected, drains cleared and overflow provision checked, because ponding kills roofs.Flashings and penetrationsCurbs, HVAC units, vents and sidewalls — where low-slope roofs actually fail.
Lifetime Coating Systems

Lifetime coating systems for every type of roof

A coating is a fluid-applied membrane that goes over a roof which is weathered but still structurally sound. It re-waterproofs the surface and reflects heat off the building, without the cost and disruption of a tear-off.

Flat and low-slope roofs

Over TPO, EPDM, PVC, built-up, torch down and granulated roll roofing, once the seams, curbs and terminations have been repaired.

Metal roofs

Rust treated, seams and fasteners detailed, then coated. It stops the leaks and takes the heat gain out of the building below.

Renewable, not disposable

Recoat at the interval the manufacturer specifies and the coverage carries on. That is what makes it a lifetime system rather than a repair.

Ask about a coating system

Coverage and eligibility depend on the roof's condition, the system specified and manufacturer registration. Both are confirmed in writing with your quote.

Why Owners Choose Us

A quote your owner or board can actually read

Commercial Roofing Questions

Frequently asked questions

Do you work on flat commercial roofs?
Yes. Low-slope and flat roof sections are a normal part of what we do, including the membrane, the flashings, the terminations and the drainage that decide whether it lasts.
Does Alpha Omega install TPO?
Yes, TPO is one of the flat and commercial systems we install. Which membrane suits your building depends on the existing roof, the falls and what sits on top of it, so that gets decided after the survey rather than before.
Can you roof multifamily and apartment buildings?
Yes. We have roofed a multi-building apartment community in the Triad, phased across the site so residents kept their access and the work moved building by building.
Do you work on churches?
Regularly. Churches are some of our most-photographed completed work, and they often combine a steep sanctuary roof, a flat annexe and a parsonage on one property.
Can commercial storm damage be documented for a claim?
Yes, and on a flat roof it needs to be, because the damage is rarely visible from the ground. We photograph and measure it, then meet the adjuster on the roof.
Do you provide written scopes for property managers?
Yes. Itemised materials, labour and sequencing, written so an owner, a board or a committee can read and compare it without a roofer sitting next to them.
Will the work disrupt trading or services?
That is what the sequencing conversation is for. Tell us your hours, service times or quiet periods before we schedule, and the programme gets built around them.
What warranty comes with a commercial roof?
Registered manufacturer coverage on eligible materials, plus our own written 10-year workmanship warranty on the installation. Coverage depends on the work performed, so ask us about what is included with your written quote.
Do you install EPDM and PVC as well as TPO?
Yes. EPDM, TPO and PVC single-ply, torch down and modified bitumen, and granulated roll roofing are all systems we install. Which one we specify depends on the existing roof, the falls and what is mounted up there, so that is decided after the survey.
What is a lifetime coating system?
A fluid-applied membrane rolled or sprayed over a roof that is weathered but structurally sound. It re-waterproofs the surface without a tear-off, and it is renewable — recoat at the interval the manufacturer specifies and the coverage carries on. Eligibility depends on the roof's condition, so we confirm it after the inspection.
